The property is located in district Treptow-Koepenick of Berlin, sub-area Schmoeckwitz on the housing estate
Karolinenhof. This is an area in the outskirts of te German capital of mainly residential development with 2-story
single or two-family houses as well as a few multi family buildings of same height. Karolinenhof is bounded on the south
by the main road Adlergestell, on the west by a huge forest area and on north and east by the banks of lake Langer See,
which is part of the Dahme river, actually. Because of the nearby water there are several water sports clubs and landing
stages around. There is some local shopping available, but a better supply at shopping centers is reachable within a
distance of about 4 to 5 km.
There is a streetcar that connects to the city train station of Grünau
with its S8, S46 and S85 routes (~ 5 km). It takes the same way and distance to get to the B 179 and B 96a federal
roads. The square Alexanderplatz in the heart of Berlin is about 21 km away.

The property is accessible from a sealed side way via the nearby passage over the rail track (at corner of Radduscher Weg).
The house from the early 1980's is of solid brick structure with basement, a partially roofed West-facing
terrace at the back with an outdoor fireplace.
From the entrance porch one gets on ground
floor comprising 2 rooms, kitchen, half bath and hallway. The top floor consits of 3 rooms, full
bathroom and hall. The loft space has not yet been built-out and might serve for storage purposes.
Teh basement has 3 rooms plus the heating room. One of the rooms is underneath the terrace.
The
building features tiled full bathroom with tub in top floor, tiled guest toilet on ground floor,
mainly PVC coated wooden insulated windows, gas central heating and hot-water system from about 1992 as well
as carpet and PVC covered floorings. The kitchen is equipped with some cabinets and appliances. Like the most of the
building features the house matches a standard of the mid-1980's.
The whole building is in need of redecoration
works and finally needs to get finished and modernized. The existing thermal insulation of the facade does not match
today's standards. There is some moisture in the basement, especially underneath the terrace.
The only additional
