Location The real estate is located in Berlin district Tempelhof-Schöneberg of about 335,000 inhabitants, subdivision Marienfelde to be specific (population ~ 30,100), which is the very south of the German capital. The property is part of a large industrial and commercial area. Multi story residential development is further away, but there is a settlement of single family homes at the S/E border of the site.

Public transportation is available by 3 bus lines (M11, X11, 277) and the city train station Buckower Chaussee (S2) about 600 meters distant. Via 2 primary roads, Lichtenrader Damm (B 96) and Marienfelder Allee (B 101), there is easy connection to central Berlin and surroundings of the city in Brandenburg. Especially the federal road B 101 has been changed into an expressway some time ago and is now offering swift access on A 10 state highway ring in Ludwigsfelde within only about 15 minutes.Airport Berlin-Schönefeld is about 20 minutes away.
Description The commercial property sits at the south side of Buckower Chaussee, a four-lane road with parking at one side. The land is fully developed, has rather even ground on street level and shows a little "irregular division" (as we'd call it in German). The maximum depth is about 170 meters and there are 2 front gates.

The buildings do not have a basement. There is a 1-story production hall with an attached 3-story office building at the front, also housing sanitary, workshop and laboratory. The back area has roofed outdoor storage space.

The steel-upright construction has foam painted concrete walls, partially covered with panels. Non load-bearing inner walls are mainly of light-weight design. The roof of the office building is flat and covered with tar paper. The hall has a saddle roof with skylights. The front building comes with insulated windows, the hall has daylight only from the mentioned skylights and is accessible by a few steel doors and 5 overhead doors.

The floor in production hall is made of industrial screed, the office building has screed covered with floor tiles and some kind of coating in the workshop. There is gas central heating and hot-water system with panel radiators in the front block and radiant roof heaters in the hall.

Outdoor spaces are paved and accessible by trucks, also to circle the hall. The roofed outdoor storage area is open to the east gable, whereas the longitudinal wall is sheltered with sectional tarpaulins.
Remark As mentioned above the land is ground lease to last. But it will be possible to purchase the land from the lessor afterwards (at additional costs, of course) to make it freehold property.
