(overground rails of the subway) one has to take the bus. The central square of Berlin, Alexanderplatz, is about 4 km
of linear distance. Next city train station Bornholmer Str. (S1, S2, S8, S25 S85) is about 400 m on foot.
Bornholmer Str. is an E/W artery of Berlin because its extension to the west is Seestr., which merges with the access
onto the A 100 inner city highway. The A 114 feeder road, that leads to A 24 state highway Berlin-Hamburg, is about

The solid masonry construction has 5 stories plus built-out loft space and basement. The rather large inner courtyard
has spaces for the garbage cans, roofed bicycle storage (sort of shed) and some greenery.
The walk-up residential
and commercial building was modernized in the late 1990's and is heated centrally, even though both does no go
for the apartment in question. It just received some new electric wiring and PVC insulated windows. According to the
expert report the unit has a remarkable lack of maintenance and redecoration works, which has been considered in finding the
judicial market value.
The apartment No. 3.3 sits on 3rd floor (US 4th). It has 2 rooms (1 bedroom). The
living room with N/E balcony is facing the street and the bedroom overlooks the large inner courtyard in S/E direction.
Furthermore there are kitchen, toilet plus basin, corridor and small storage room.
The unit neither includes a
bathroom nor an up-to-date heating system! So far the tenant is using individual electric heaters. Same goes for
