Cottbus is a district-free city within the federal state Brandenburg, located in the Niederlausitz region.
It has a population of about 102,000 and is besides Potsdam the 2nd largest city of Brandenburg. There are a lot of
theatres, museums, historic buildings and public parks as well as educational facilities like a university and advanced
technical colleges, e.g. for the building and metal construction industry. Furthermore it's the base of several big
enterprises and energy supplying companies.
Bus and streetcar are available in close surroundings at
Bahnhofstraße. In addition the city has 4 train stations of the regional and national railway service. By car
the city is reachable by the A 13 and A 15 state highways as well as the B 97, B 115 and B 169 federal roads.
The border of the Republic of Poland is about 30 km, the airport Berlin-Schoenefeld (BBI) about 100 km, Dresden about
110 km, Berlin about 130 km, Leipzig about 180 km (240 km by motorway) and the capital of the Czech Republic, Prague, about 300 km away. |
| Description |
The L-shaped corner building from the period of rapid industrial expansion in Germany, called the "Gruenderzeit",
has been established in solid brickwork structure on a central inner-city location. It has a basement. The
reconstruction has been done at the end 1990's and included the facade, windows, roofing incl. thermal insulation
and guttering, stairway and heating system. The rental untis have been redecorated as well. Loft space has been extended and
each of the two top floor residental units has a terrace/loggia. Some of the apartments have storage rooms and in some of
them the WC has been seperated from the bathroom. Every accommodation has an individual gas heating and hot-water system,
except one flat features electric storage heaters.
Features of the building are wooden insulated windows with shutter
and full bathrooms in the apartments. |

The property includes the certificate of completeness, which is already available (deed of partition). So it would be possible
in future to manage individual sales of the apartments or commercial units. Except this has not been entered into the land-registry
